Architect - Warren and Mahoney
Landscape - Vividgreen
Drawn from the form, flow and material cues of classic architecture, rs301 is shaped by a simple idea: quality at every turn. Warren and Mahoney tune the building to its context, picking up on the heritage fabric south of Rae Street through a green‑tiled façade, Juliette windows and a grounded corner that settles naturally into the neighbourhood.
At street level, a landscaped common area by Vividgreen opens the building to the air, giving residents a shared outdoor room to move through and spend time in. Inside, each apartment is planned for generous daylight and natural cross‑ventilation, supporting a healthier, more intuitive way of living.

Rae Street sits in the quiet rhythm of Fitzroy North, where the neighbourhood’s charm comes from the small, familiar things. Edinburgh Gardens is a few minutes on foot, always in use and always itself -morning runners tracing the paths, long lunches on the grass, chess boards appearing under the elms as the light softens. Piedimonte’s anchors the corner with its mix of staples and specialty finds, the kind of supermarket locals treat as a second pantry. For a classic pub room, The North Fitzroy Arms and The Royal Oak offer warm corners and a sense of continuity.
From here, the inner north folds out easily. Fitzroy’s bars and boutiques sit just beyond the park; Carlton’s historic grid and Lygon Street’s institutions are a short walk away; Clifton Hill brings a slower, leafier pace. Rae Street holds the middle ground - close to everything, shaped by its own character, and connected to the everyday culture that defines Melbourne’s north
